Terms Conditions

1. All bookings are subject to these terms &conditions

2. Booking Procedure & Payment Terms

2.1 Clients should print and complete the booking form available online and pay a 20% non-refundable deposit. The deposit is payable within 14 days of the booking confirmation or the booking will be considered null and void.

2.2 Any provisional booking will be held for 14 days pending receipt of the booking form & non-refundable deposit in respect of the accommodation. A booking will be considered firm when the deposit has been received & the booking has been confirmed by ourselves in writing or by e-mail.

2.3 The full rent is due 12 weeks before the date of arrival at the home. It is the clients responsibility to ensure this deadline is met, please do not rely on ourselves to issue a reminder. Bookings made within 12 weeks of arrival are payable in full at the time of the booking.

2.4 A security deposit will be required at the time of the full balance becoming due. This is for £150 GPB / $250 US or €180 EURO. It will be returned within 30 days of vacating the property in good order. Our management agent checks the home after each client has vacated the property. Should any loss or damage occur a deduction will be made to the amount of replacement or repair and the balance returned to you.

2.5 Clients may change their booking. In which case we will make every effort to accommodate requests. We reserve the right however, to charge a fee for this service at our sole discretion.

3.0 Cancellation

3.1 The client may cancel the booking at any time after confirmation. Cancellation must be in writing.

3.2 We reserve the right to cancel the booking if payment has not been received in accordance with clause 2.3 above.

3.3 The following cancellation charges will apply to all bookings in accordance with clauses 3.1 & 3.2 above:-

After the 20% deposit has been paid - the deposit is non-refundable once paid.

Between 12 to 6 weeks to start of rental - 50% of total rental

Within 6 weeks to start of rental - 100% of total rental

3.4 In the unlikely event that circumstances beyond our control necessitate the cancellation of the rental agreement, We reserve the right to cancel any booking at any time & will only be liable to refund monies already paid by the client in respect of the rental booking.

WE STRONGLY RECOMMEND THAT YOU TAKE OUT TRAVEL INSURANCE TO COVER UNFORESEEN CIRCUMSTANCES WHICH MAY NECESSITATE CANCELLATION OF YOUR HOLIDAY.

FLORIDA IS IN A HURRICANE ZONE AND ALTHOUGH ORLANDO VERY RARELY GETS HIT BY A HURRICANE THIS TYPE OF CIRCUMSTANCE IS BEYOND OUR CONTROL AND COULD NECESSITATE A BOOKING TO BE CANCELLED. HURRICANE SEASON IS AUGUST THROUGH NOVEMBER.

4.0 Accommodation

4.1 The accommodation provided is only for the use of persons named by the client on the booking form. Sub-letting, sharing or assigning are strictly prohibited.

4.2 The property will be available to clients after 16:00 local time on the day of arrival unless otherwise agreed. All accommodation must be vacated by 10:00 local time on day of departure, unless otherwise agreed. If you wish to have a late check-out a supplement may be applied.

4.3 An adult must accompany persons under the age of 18.

4.4 We will not be liable for any loss or injury resulting from use of the property & pool.

4.5 Swimming pools are dangerous and ours is not to be used by children without adult supervision.

4.6 We reserve the right to decline "all male" or "all female" parties. Groups must be of a size specified on the booking form. Failure to comply will render the booking void & our managing agents will have the right to evict you from the home.

4.7 Furthermore, we cannot guarantee that all the facilities described on this website will be available all of the time.

5.0 Complaints

5.1 In the unlikely event that the client has any reason for complaint or dissatisfaction, they must contact our local management agents so that remedial action can be taken immediately. Full contact details are available in the Guest Welcome book located in the main living area.

6.1 For the comfort & safety of clients & guests, smoking is not permitted in the house. There will be an additional cleaning charge if the clients choose to ignore this condition of booking that will be deducted off of the security deposit. This cleaning charge is currently £100 GPB / $160 US or €120 EURO

7.0 Animals & Pets

7.1 Animals & pets are NOT permitted in the house. This condition is STRICTLY enforced.

8.0 Force Majeure

8.1 We can accept no responsibility for, & shall not be liable in respect of loss or change caused by force majeure, eg Strikes, Fire, Flood, Closure of Airports, Weather Conditions, War, Riots, Terrorist Activity or any other event beyond our control.

9 Guests are responsible for there own saftey and security whilst staying in the villa. We accept no responsibility or liability for improper use of any of the facilities provided, childern should always be accompanied by an adult when outside in the pool area. Water can be a killer at any age, care in and around the pool are your responsibility.
